🏡 What Is the Grant?

The Sustainable Energy Authority of Ireland (SEAI) now offers a standalone grant to help homeowners upgrade to energy‑efficient windows and external doors. This grant supports homes that want to improve comfort, reduce heat loss, and lower energy bills.

1. Eligibility Requirements

✔️ Home Age

Your home must be:

• Built and occupied before 2011

✔️ What You Can Replace

You must be replacing:

• Single‑glazed windows
• Older double‑glazed windows
• Inefficient external doors

✔️ Insulation Requirement

To qualify, your home must already have:

• Adequate attic insulation, and
• Adequate wall insulation

This ensures the home meets a minimum energy efficiency level:

• Heat Loss Indicator (HLI) of 2.3 W/K·m² or better, or
• Attic and walls rated “Good” or “Very Good” on your BER Advisory Report.

If insulation is not up to standard, SEAI grants are available to upgrade it first.

2. Grant Amounts

Windows Grant

Maximum grant depends on your home type:

Doors Grant

• €800 per external door
• Maximum of 2 doors (€1,600 total)

3. Technical Requirements

All new windows and doors must meet SEAI’s performance standards:

🔧 Energy Performance

• U‑value of 1.4 W/m²K or lower (the lower, the better)

🔍 Glazing Requirements

• Triple glazing recommended for north‑facing windows
• Minimum double glazing for all other windows

These details must be confirmed on the Declaration of Works form.

4. How to Apply (Apply‑Yourself Route)

This is the most common option for homeowners upgrading windows and doors.

Step 1 – Confirm Your Home Is Eligible

• Built before 2011
• Adequate attic and wall insulation
• Replacing inefficient windows/doors

Step 2 – Choose an SEAI‑Registered Contractor

You must use an SEAI‑registered contractor. Get a written contract including:

• Scope of work
• Price
• Payment terms

Step 3 – Apply for the Grant (Before Work Starts)

You must receive grant approval first. Starting work early will disqualify the grant.

You will need:

• Your MPRN (from your electricity bill)
• Contractor name and ID
• Your home type
• The measures you are applying for

Applications can be made online or by post.

Step 4 – Complete the Works

Your contractor carries out the installation. After completion, they provide a Certificate of Completion.

Step 5 – Post‑Works BER & Payment Claim

A BER assessment must be done after the works. To claim the grant, the homeowner submits:

• BER report
• Declaration of Works (signed by homeowner, contractor, BER assessor)
• Request for Payment form

The grant is then paid either:

• Directly to the homeowner, or
• To the contractor (if agreed)

5. Do I Need a BER Before the Works?

❌ No – a BER is not required before the works.

✔️ Yes – a BER is required after the works.

However:

⚠️ Pre‑Works HLI Check

To qualify, your home must meet the HLI insulation standard. To confirm this, you may need:

• A pre‑works BER, or
• A BER assessor to review your existing BER

This avoids starting work on a home that does not meet the insulation requirement.

6. How Do I Get the Declaration of Works Form?

SEAI sends this form after your application is approved.

You will receive:

• Declaration of Works form
• Request for Payment form

All three parties must sign the Declaration:

• Homeowner
• SEAI‑registered contractor
• BER assessor
